What types of properties do we manage?
We manage conventional properties, as well as Section 8.
We will manage a single family home, duplex, town home, condo, or a small apartment complex and
some commercial sites. We do NOT manage boarding homes, rent a rooms, or home owner associations.

The Property Source is insured and bonded.
In 2005 The Property Source was required to be bonded in order to work for one of our clients, the Federal
Government. Our largest portfolio was 100 single family homes or investment properties owned by one person.
We were the court appointed Property Manager of this portfolio, and then we assisted the seller, the Federal
Government, with selling these assets. We are still bonded, and we still list homes for Freddie Mac.

Our Property Managers and Leasing Specialists receive professional training on Fair Housing Laws and Property
Management.

Advertising:
The Property Source can be found in the Rhino Newspaper, and the American Classifieds. Periodically we will
advertise in the local Newspapers. Since we are Realtors, we are able to market rental properties in the rental
section of MLS.    

Should we need to specifically market a property in the newspaper, the owner of the property will pay for this
advertisement. Fortunately, we have success leasing our properties without this additional cost.

We will also place a "For Rent" sign in the front yard, and the property is advertised in our Office.

However, our best form of advertisement comes from our current and past residents. We have a quarterly
newsletter that is mailed to all of our residents & a list of vacant rental properties is in this newsletter.

Management Fees:
Our management fee is 10% of the gross monthly income collected. Should we acquire a vacant home, we charge
a monthly flat fee until the home is rented. This charge can be no more than $50 a month for a single family home.

When is Rent Due?
Rent is due on the first of the month and the resident can pay rent up until the 5th of the month with no penalty.
After the 5th at 5:00pm, rent is late. When rent is collected, any maintenance invoices are paid, the management
fee is paid, and the rest of the money is disbursed to the owner.

Owner Disbursements:
The first month rent is collected, a maintenance fund is established of $250 or less. We typically disburse between
the 10th and 15th of the month again depending on when the resident paid. All owners should receive his/her
disbursement by the 20th of each month. The disbursement could be later in the month due to a holiday and the
banks being closed.

We mail a ledger, check, and any original maintenance invoices to the owner monthly. Should these invoices be
misplaced by the owner, and we are requested to resend these items, there will be an additional charge of $5.00
per occurrence.

We do not accept cash, however, we will accept personal checks and money orders for rent. If the resident pays
with a money order, money can be disbursed immediately to the owner. Should the resident pay with a personal
check, we must wait for the check to clear. When rent is late, we require the resident to pay with a money order or
certified funds.

How is the Property Shown?
Our office is Open Monday - Friday 10:00am to 5:00pm and on Saturday from 10:00am to 2:00pm.
Should someone wish to see one of our vacant rental properties, the prospect must visit our office with a valid State
ID and a small deposit for the keys. The prospect then completes a Guest Card and a copy of his/her ID is made
and then destroyed upon his/her return to the office with the key. The deposit is then returned at this time. Should
an owner wish of us to accommodate any prospects, we will do so for an additional $5.00 per showing.

Credit and Criminal Background Checks:
Since we are members of the National Tenant Network, we screen all applicants credit and criminal record, as well
as confirm his/her income. Prospects with a Section 8 Voucher are not required to pay the $35 Application Fee
since they are already approved applicants. This applicants' paperwork is generated by the Greensboro Housing
Authority and completed by us.

We will NEVER discriminate against the 7 Protected Classes, which are Race, Religion, Color, Creed, Gender,
Family, or Handicap Status, however,
we can discriminate against age, credit, criminal, as well as not meeting our
income requirements.

Will TPS Lease my home while another Realtor tries to sell it? No, TPS is very capable  of selling your home.
Since opening in the fall of 2005, we have sold over 70 Homes, and since June 2008, we have represented 41
Buyers. We are committed to our clients, and want them to be 100% committed to us
